Turkey is introducing new rules for thermal insulation of residential buildings. The new standard TS 825 "Thermal Insulation Rules for Buildings" has been in effect since the beginning of the month.
The standard requires buildings to be designed not only to meet heating needs in winter, but also to meet cooling needs in summer. After April 1, 2025, developers will only receive a construction license for projects that take into account the new thermal insulation requirements.
The winter season of 2025 has already managed to present a meteorological “surprise”, especially for residents of the resort areas on the coast of Antalya. For two whole weeks, the air temperature has remained slightly above zero. This has become a problem for residents of many houses.
The new rules for thermal insulation of buildings allow for more efficient use of heating and cooling systems.
"The new requirements for thermal insulation of buildings will inevitably lead to an increase in the cost of projects, and hence to an increase in the prices of apartments in them. I do not exclude an increase of up to 25%“, predicts Dana Shatokhina, managing partner of IS & Partners. It will be due to the need to bring the project in line with the new requirements and may delay the delivery date. Some projects that have already started will require additional insulation costs.
On the other hand, the new requirements may make the secondary market more attractive, as the law is not retroactive and buyers of secondary housing are protected from the risk of unfinished construction or an increase in the construction assessment.
