How housing prices have changed in the largest Bulgarian cities  - 1

During the past 12 months, the dynamics of the housing market in the most popular segment has continued – 2-room properties, according to the data of the largest real estate site imot.bg. The increase is from 9% in Sofia to 17% in Burgas.

Sofia

The average price per square meter in the capital is 9% - from EUR 1,370 in October last year to EUR 1,500 today. The last drop was in mid-August, after which a gradual rise in prices was observed.

Plovdiv

The housing market in the country's second largest city remains dynamic. The growth in the price per square meter of living space here is 11%. This is mainly due to new construction, analysts say. They also pay attention to the fact that most of the purchases in the city are for the purpose of own living and not for the purpose of investment. Therefore, customers are ready to pay a little more, but for a better quality property.

Burgas

Of the largest Bulgarian cities, the strongest price increase is reported in Burgas – 17% for the period October 2023-October 2024. To date, deals are concluded at levels of around 900 EUR/sq.m, while in October last year it was 760 EUR/sq.m. New construction predominates mainly in areas such as Vazrazhdane and Meden Rudnik.

Varna

After the peak in early August, prices per square meter of living space for 2-bedroom apartments in the Maritime Capital have settled at alo lower levels – 1330 EUR. For the period under review, an increase of 13% was observed. The supply of new housing is limited.
