Over half of shopping centers in Moscow have postponed their opening to 2025. "Typically, 30% delay opening from year to year. This year the figure is higher, which is due to problems with construction and finishing materials. Contractors delay performance. There are also problems with employment,” said Marina Malahatko, senior director of CORE.XP.

Filling is difficult due to the difference between the expectations of developers and banks and the difference in the format of offers from retailers.

The average area of shopping centers will also decrease, Malahatko predicts. “Currently, most of the commissioning this year consists of small format malls: the average area of the new facilities will be 12,500 sq.m“, added the expert.

Since the beginning of the year, 96,200 square meters of shopping centers have been opened in Moscow. At the end of the year, this value may reach 112,200 square meters, which will exceed last year's value almost 3 times.
