Foreigners buy more expensive and spacious properties than Greeks  - 1

Foreigners in Attica prefer to buy more expensive and spacious apartments and houses than Greeks, according to a study by the specialized website Spitogatos.gr. Foreign investors in our southern neighbor are willing to pay an average of 231,625 EUR for a home, which is 15% higher than the 216,688 EUR of Greeks.

In the southern suburbs, foreigners show higher demands, giving prices 35% higher than Greeks. In particular, Greeks are looking for apartments worth 280,000 EUR and an area of 92 sq. m, while foreigners choose properties worth EUR 380,000 and with an average area of 110 sq m, mainly for investment purposes.

A similar trend is observed in the rental sector, where foreigners are looking for properties with an average monthly rent of EUR 787, which is 12% higher than that for Greeks - EUR 668. According to Spitogatos.gr, the areas with high rental demand include Athens, Kallithea, Chalandri, Glyfada, Nea Smirni and Piraeus. The top ten is completed by Maroussi, Zografou, Paleo Faliro and Ilioupoli, an area located close to Elliniko, but with more affordable prices.

The housing market confirms the growing interest in the Piraeus area, both from foreign investors seeking a golden visa and from Greeks, due to the launch of the metro. Piraeus is the fifth most popular destination this year, up from fifth in 2023. and seventh in 2022.

The center of Athens and Glyfada consistently remain the two most popular options, while overall the northern and southern suburbs, as well as the city center, dominate the top ten most sought-after places to buy a home.

In terms of land purchase opportunities, the center of Athens remains in first place, with significant growth observed in areas of the northern suburbs such as Kifissia (from 6th to 2nd place) and Chalandri, which is in second place (it was not in the top ten last year).

For the first time in recent years, interest in purchasing land has been registered in more remote areas such as Artemis (fifth place), Vari-Varkiza (7th place) and Markopoulo (10th place).
