The number of uninhabited homes in Attica is 526,154. Thus, in practice, every fourth home in the region is neither rented nor sold. The owners have simply decided to close it. The data are from the latest census of the building stock, conducted by ELSTAT. The figures somewhat provide a logical explanation for the questions of why there is a strong imbalance between supply and demand and why prices, both for sale and for rent, are high.
Another big problem is the little construction that is taking place in Attica. For the period 2011-2021. 48,622 dwellings were put into operation, with 32,135 of them added to the housing stock in the first 5 years of the period under review, namely 2011-2016.
For comparison, a decade earlier (ed. note 2001-2011) 303,876 dwellings were built in Attica.
As of today, an apartment of 100-110 sq m can be rented for 1,000 EUR per month. Smaller apartments of about 80 sq m. are rented for a monthly rent of 700-800 EUR. Regarding prices, the offer values range from 2200 EUR to over 3000 EUR.
