The trend of more and more building permits being issued in Spain continues in the first months of 2025. Last year, the sector reported a 16.66% growth, with 127,721 building permits being issued. This is the highest figure since 2008. For comparison, in 2023 this number was 109,483, according to data from the Ministry of Transport and Sustainable Mobility.
Construction permits for single-family houses increased by 4.88% to 25,341. Construction permits for apartment buildings increased by 19.9%, amounting to 102,251.
In 2024, 129 construction permits were issued for buildings that are not single-family or multi-family. This is three times more than in 2023.
In 2024 the average area of single-family homes is 188.4 sq m, and the living area of apartment blocks is 107.4 sq m.
Building permits are expected to continue to increase, albeit at a more moderate pace. CaixaBank Research estimates that up to 135,000 residential construction permits could be issued in 2025.
However, experts note that these figures will not reach the level of the real estate boom seen in previous years.
The increase in approved homes in 2024 is a signal of a recovery in the real estate sector after a period of decline. The increase in the construction volumes of both single-family and multi-family housing, as well as the growing interest in other types of buildings, shows the diversity of demand in the market.
